We offer top to bottom management of your construction project. We take a custom approach every time, because we know that this is what it takes to manage and execute a project well.

At Hancock & MacArthur, we prepare and organize from the Owner’s perspective, providing personalized services seldom found in the industry. We offer a unique skill set that actively contributes to the success of a project – delivering value by facilitating productive, organized, and mutually successful collaborations between our clients and the construction industry.

Leave the hassles to us: we are here to develop the best plan, processes, and approach to enable the successful execution of your vision. We establish open, clear communication from the start and keep it that way throughout each phase of the project. We keep errors at bay, manage changes, and explore and mitigate every potential risk, keeping your project on schedule and protecting your budget. We love all the details, all the complexity, all the moving parts, and get excited about coming up with the best solutions for your build.

Our Key Objectives

Clear Communication

This means you will always have a clear understanding of project status. This also means that we’ll maintain clear communication between all involved parties, so nothing is missed.

Risk Management

Your project benefits from our ability to forecast. We anticipate potential issues so there’s time to assess potential impacts and mitigate risks.

Change Management

Construction projects include changes. We have the experience to identify and manage potential schedule delays and cost overruns. Getting ahead of changes is the best way to minimize their impact.

How We Do It

Pre-Construction Planning & Team Assembly

We plan from your perspective. Even in pre-construction we think about the big picture, and we structure the team around project success, risk mitigation, and shared objectives. Alongside any consultants that the project requires, we define metrics for success and assist in the financial decisions that will positively impact your budget and schedule.

  • Prepare tender packages and obtain pricing from consultants.
  • Schedule and manage the design meetings from concept to completion.
  • Provide value engineering ideas during the design development to reduce costs.
  • Develop project budgets; including design, permits, development charges and construction.
  • Create a construction schedule, using MS Project to ensure a full-potential management tool keeping it accurate and up to date

Construction Monitoring

We are on the job when you can’t be – acting on your behalf to ensure everyone on the team is fulfilling their obligations. Establishing and maintaining strong, clear communication with the construction team is key to keeping a project’s objectives on track. Monitoring progress throughout the entire life cycle ensures that you will avoid unwanted surprises and costs.

  • Organize and attend regular owners site meetings and any trade meetings as required
  • Review and maintain the project schedule and track construction progress
  • Act as the liaison between the owner, contractors and consultants
  • Monitor the shop drawing and submittal process, ensuring timely decisions and approvals
  • Work with the contractor and consultants to resolve issues or changes, providing you with recommendations that prioritize your overall project objectives.
  • Evaluate the contractor's monthly progress payments for accuracy and coordinate with payment certifiers or cost-consultants
  • Review of the Testing and Inspection reports, work with contractors to ensure final inspections and sign-off by the Municipality
  • Oversee the Substantial Completion and Occupancy milestones
  • Establish a deficiency report and oversee the corrections
  • Manage “owner supplied” scope to ensure coordination with contractor, timely orders and install

Quality Control & Close-out

Beyond “on-time”, on-budget”, our goal is a completed construction project that meets your business or organizations goals and objectives. Using our project management expertise, we provide knowledge and confidence throughout an entire construction project. Our job isn’t finished until our clients’ visions are transformed into reality.

  • Assembly of warranties, manuals, and as-built drawings
  • Follow up with the contractor to ensure deficiencies are corrected prior to final payment
  • Support with management of move-in, turn-over, furniture delivery, operationalizing or programing start-up
