Pre-Construction Planning & Team Assembly

Alongside any consultants that the project requires, we define metrics for success and assist in the financial decisions that will positively impact your budget and schedule.

  • Prepare tender packages and obtain pricing from consultants.
  • Schedule and manage the design meetings from concept to completion.
  • Provide value engineering ideas during the design development to reduce costs.
  • Develop project budgets; including design, permits, development charges and construction.
  • Create a construction schedule, using MS Project to ensure a full-potential management tool keeping it accurate and up to date

Construction Monitoring

We are on the job when you can’t be – acting on your behalf to ensure everyone on the team is fulfilling their obligations. Establishing and maintaining strong, clear communication with the construction team is key to keeping a project’s objectives on track. Monitoring progress throughout the entire life cycle ensures that you will avoid unwanted surprises and costs.

Details

  • Organize and attend regular owners site meetings and any trade meetings as required
  • Review and maintain the project schedule and track construction progress
  • Act as the liaison between the owner, contractors and consultants
  • Monitor the shop drawing and submittal process, ensuring timely decisions and approvals
  • Work with the contractor and consultants to resolve issues or changes, providing you with recommendations that prioritize your overall project objectives.
  • Evaluate the contractor's monthly progress payments for accuracy and coordinate with payment certifiers or cost-consultants
  • Review of the Testing and Inspection reports, work with contractors to ensure final inspections and sign-off by the Municipality
  • Oversee the Substantial Completion and Occupancy milestones
  • Establish a deficiency report and oversee the corrections
  • Manage “owner supplied” scope to ensure coordination with contractor, timely orders and install
